Resumen:	This paper explores the uncertainty in measuring the demographic demand for housing and the mismatch between housing supply and demand in Spain. The analysis is based on recent statistical data from 2024, including the Household Projection 2024 by the National Statistics Institute (INE) and data from the source Continuous Population Statistics (ECP). The study reveals a significant discrepancy between the projected and estimated number of households, indicating that the unmet residential needs are being "adjusted" by a decrease in household formation and an increase in average household size. This adjustment suggests a demographic response to the housing shortage, with potential consequences such as overcrowding. The findings highlight the challenges in accurately measuring household formation and residential demand due to factors such as migration patterns and evolving household behaviors. The paper also discusses the regional disparities in household formation and the relationship between housing supply and demand.
